The USDA loan program offers two key advantages: zero down payment and below-market interest rates. The guarantee fee (similar to mortgage insurance) is significantly lower than FHA MIP, with an upfront fee of 1% and an annual fee of just 0.35% of the loan balance. This makes monthly payments substantially more affordable compared to other low-down-payment options.
To qualify, your household income must not exceed 115% of the area median income, and the property must be located in a USDA-eligible area.
