PROGRAM OVERVIEW
Down payment assistance (DPA) programs help homebuyers cover the upfront costs of purchasing a home — often the biggest barrier to homeownership. These programs are offered by state and local housing agencies, nonprofits, and some lenders, and can provide thousands of dollars in grants, forgivable loans, or low-interest second mortgages to help with your down payment and closing costs.
There are several types of DPA available. Grants are free money that never needs to be repaid. Forgivable loans are second mortgages that are forgiven after you live in the home for a set period, typically 3-5 years. Deferred-payment loans have no monthly payments and are repaid when you sell, refinance, or pay off the first mortgage. Some programs also offer below-market interest rates on the primary mortgage.
