I started originating loans in California in 1992. That was before online applications and before most of today’s loan officers were licensed. I have been through rate spikes, refinances that made sense, refinances that didn’t, and purchase files other lenders stalled.

I live and work in Montana, and I am licensed here. If you are buying in one place, selling in another, or your income and property don’t sit in the same box, that is normal work for me, not a special request.

Most lenders email a rate and wait. I sit with the file and show you what each option actually costs: payment today, cash to close, and what you keep over time. Temporary buydowns, seller credits, PMI strategy, jumbo vs. conforming, and when not to refinance. The point is simple. Stop overpaying for a loan you did not need to take.

On the side I play a lot of golf. Same habit as lending. Read the lie, pick the club, don’t force a hero shot.
