Las Vegas: floor limit, wide market
Clark County sits at the national FHA floor of $541,287. In practice that floor still covers a large share of the Valley — much of Henderson, Summerlin's entry tiers, and nearly all of North Las Vegas price inside it. Above the limit, conventional loans at 3–5% down pick up seamlessly, and the $832,750 conforming ceiling means jumbo is rarely in play outside the luxury corridors.
Reno–Sparks: the higher bar
Washoe and Storey counties carry a $638,250 FHA limit, with Carson City at $575,000. Reno buyers get meaningfully more FHA room than their Vegas counterparts — useful in a market where the entry price point has climbed steadily with the Tahoe-Reno industrial boom.
