What high-cost status actually buys you

Two things, both significant:

  1. Conforming room to $1,029,250. Franklin, Brentwood, Green Hills, 12South — price points that would be jumbo territory in most of the South stay conforming here, which generally means simpler qualifying and broader investor appetite than jumbo.
  2. An FHA ceiling that matches it dollar-for-dollar. This is the remarkable part: 3.5% down FHA financing is available on loans above a million dollars across all five counties. Buyers who assume seven-figure Nashville homes require 20% down and jumbo underwriting are often wrong on both counts.

The practical Nashville read

The same limit applies from a Murfreesboro starter to a Williamson County estate — so the limit itself rarely blocks a deal here. What the high-cost designation really signals is how fast this market re-rated, and why national rules of thumb (and national call centers) keep mispricing Middle Tennessee. The five-county footprint also means crossing into Maury, Robertson, or Cheatham County drops the limits substantially — worth knowing if your search radius is widening.
