The Treasure Valley: one limit, two counties
Ada and Canyon counties share a $586,500 FHA limit — so the classic Boise-vs-Nampa/Caldwell value comparison doesn't change your FHA ceiling, just how much house it buys. In Canyon County that limit covers the strong majority of listings; in Boise proper it's tighter but still workable across most of the bench and West Boise. Conventional at 3–5% down carries the rest of the market to the $832,750 conforming line.
North Idaho: CDA's own number
Kootenai County's $572,700 limit reflects Coeur d'Alene's transformation into a destination market. Post Falls and Rathdrum remain the entry points where FHA does its best work. Up the road, Bonner County (Sandpoint) sits at the $541,287 floor — though Sandpoint's resort-town pricing means conventional structures do more of the lifting there.
Beyond the limits
- Down payment help: the Idaho Housing and Finance Association offers down payment and closing cost assistance paired with its loan programs through approved lenders. Terms and funding are updated regularly.
- VA buyers: no loan limit with full entitlement — relevant to North Idaho's sizable veteran community.
- Watch the county line, not the city limit. The Treasure Valley's growth has pushed commuters into Gem, Boise, and Owyhee counties, where FHA limits differ — one ridge over can mean a different ceiling.
