South Florida: FHA reaches further than people think
The tri-county FHA limit of $667,000 surprises buyers who assume Miami is out of FHA range. It isn't — condos and single-family homes across large parts of Miami-Dade, Broward, and Palm Beach fall inside it. The Miami caveat is condo approval: FHA financing on a condo requires the building to qualify too, and that's where local lender experience earns its keep.
St. Augustine and the First Coast
St. Johns County's FHA limit of $580,750 matches Duval's — the two counties share the Jacksonville metro calculation — so buyers comparing St. Augustine against Jacksonville's southern suburbs work with one consistent number. With St. Johns County's schools consistently drawing families down the coast, that shared limit keeps FHA a live option through most of the county's price range.
The Space Coast: floor limits, attainable market
Brevard County sits at the national FHA floor of $541,287 — a reflection of the Space Coast still being one of Florida's more attainable coastal markets, even with the aerospace boom around Melbourne and Palm Bay. The floor covers most of the local inventory.
Beyond the limits
- VA buyers: between Patrick SFB, Cape Canaveral, NAS Jacksonville, and Florida's huge veteran community, VA's no-limit, zero-down structure (with full entitlement) is often the strongest option on the table.
- Down payment help: Florida Housing administers statewide programs, including assistance aimed at first-time buyers and community workforce. Availability shifts through the year — ask before you assume you need years of savings.
- Insurance is the real Florida line item. Windstorm and flood coverage vary dramatically by address and can move your qualifying budget more than the loan limit ever will. Quote insurance early — not the week before closing.
